A Home Warranty Can Save You Money and Hassle

You may want to get a home warranty for your home or rental property (one to four units) to cover unforeseen problems. Home warranty companies offer basic coverage or comprehensive coverage policies with options for air conditioner, roof, and other items.

Home warranty companies typically charge a service fee of about $60 per incident. If an issue arises that is covered by the home warranty policy, you simply call an 800 number, report the problem, and they schedule an appropriate local service company to fix the problem.

If You Obtain a Home Warranty When You Buy a Home

If you buy a home and a home warranty is provided, please ensure that you receive your one-year home warranty policy and instructions. If you do not receive your home warranty policy, please let me know. Your home warranty policy is for one year from the date of purchase of your home. The home warranty covers many of the systems of your home. Review your home warranty paperwork to familiarize yourself with the items covered and the extent of coverage.

Obtaining or Renewing a Home Warranty

When you buy a home, you typically are provided with a one-year home warranty which covers many systems of your home. You also can renew your home warranty before or after it expires.

If you own a home that is not covered by a home warranty, you can purchase a one-year home warranty policy.

How to Use Your Home Warranty

  1. If something in your home breaks down or ceases to work properly, call the toll free number provided by your home warranty company.
  2. Explain to the representative the specific problem.
  3. Ask the representative if your home warranty policy covers the specific issue and to what extent.
  4. If the repair item is covered, the home warranty company will assign the issue to a repair company to fix the issue. (If the item is not covered by the home warranty policy, seek a solution elsewhere.)
  5. The assigned repair company will call you to schedule an appointment to diagnose and fix the issue.
  6. You will charged a service fee of approximately $60 per incident, which you pay directly to the respective repair company when the repairman visits your home.
