Why Use Us as Your Buyer’s Agent?

Buying a home is one of the largest financial transactions of your life. Since you do not buy a home everyday nor work in real estate everyday, you do not have the accumulated knowledge and expertise to do it alone. That is why it is important to have an experienced and knowledgeable real estate expert help you.

What is a Buyer’s Agent?

A buyer’s agent is real estate agent who works on behalf of a buyer in a real estate transaction. As your buyer's agent, we help you find, negotiate, and purchase the right home. We are committed to going the extra mile to get you the right home at a good price, and to make you happy.

My Objectives as Your Buyer’s Agent

  • To find and negotiate the right home for you based on your requirements.
  • To help you secure appropriate financing and get the right loan program.
  • Educate you on the home-buying process.
  • To manage all the steps in the purchase process for a smooth and quick transaction.
  • To help you get the best value for your money.
  • To ensure you reach your real estate goal, improve your life, and are happy.

Why Some Home Buyers Fail to Use a Skilled Buyer’s Agent?

  1. They think that they can do it on their own.
  2. Unfortunately, unless you have purchased dozens of homes and regularly buy homes, you simply lack the knowledge on how to do it, what to look for, what to avoid, and how to protect yourself. You also lack the up-to-date knowledge of the current real estate marketplace, which is crucial to making the right buying decisions. The lack of such knowledge can cost you thousands of dollars.

  3. They think that the seller’s agent will look after their self interest.
  4. Who does the seller’s agent represent? He is hired by the seller and represents the seller — not the buyer. To believe that the seller’s agent represents you is to be ignorant of the contractual relationship between the seller and the seller’s agent. In a legal trial, would you want the opposition’s lawyer representing you, or would you want your own lawyer representing you? Then why, in a real estate purchase transaction, would you want the seller’s agent, who is representing the seller, to also represent you?

  5. They think that they have to pay a commission.
  6. We do not charge a commission or any other fees to the buyer to represent them as their buyer’s agent in a real estate transaction. That’s right, when you use us as your buyer’s agent, we do not charge you a transaction fee, transaction coordinator fee, or any other fee.

Warning! Not using a knowledgeable, experienced, and skilled buyer’s agent can cost you substantial money, cause you to make common buyer mistakes, or buy a home with future problems.

How I Maximize Getting Your Offer Accepted

In a real estate market in which there is strong competition among buyers and sellers are receiving multiple offers on their homes, it can be very difficult to get your offer accepted. In such a competitive seller’s market, I maximize getting your offer accepted by using the following approach.

  • I speak with the seller’s agent to find out why the seller is selling their home and what terms are important to them.
  • I share the seller’s motivation and requirements with you so you we can structure an offer that meets both your requirements as the seller’s requirements.
  • We write a complete offer with these essential components: purchase agreement, home loan pre-approval letter, copy of a deposit check, and proof of funds for down payment and closing costs.
  • If needed, I write a personal letter to the seller on your behalf.
  • I communicate with the seller’s agent before your offer is submitted and after it is submitted, to build rapport, familiarity, and trust.

How I Save My Clients Money

When purchasing a home, you will incur a variety of home buying costs. I look after your financial self-interest by using my experience to examine each key cost and showing you how to save money.

  • I help you negotiate the lowest price that the market will bear.
  • I recommend lenders who offer the lowest interest rates and fees.
  • I recommend insurance companies that offer lower insurance rates.
  • I seek to provide you a discount on your escrow fee.
